What is the VA Home Loan Benefit?

Your Home Loan Benefit is a guaranty provided lenders through the GI Bill, in return lenders provide veterans with favorable terms and advantages.


  • No down payment requirement(unless the sales price exceeds the appraised value).


  • No private mortgage insurance premium requirement.


  • VA rules limit the amount you can be charged for closing costs.


  • Closing costs may be paid by the seller.


  • The lender can't charge you a penalty fee if you pay the loan off early.


  • VA may be able to provide you some assistance if you run into difficulty making payments.


These are just a few of the benefits and this benefit never expires and can be used multiple times. 


You need two documents to determine your eligibility, your DD-214 (Copy c) and your Certificate of eligibility (COE). There are different requirements for eligibility which depends on the period in which you served, your type of discharge and the branch of service.
